Overview and Responsibilities

The Director of Real Estate is responsible for the delivery of all aspects of corporate real estate for Viacom Inc. and its worldwide subsidiaries including delivery of value back to the business units and to Viacom as a whole via strategic oversight and management of the global portfolio of real estate assets. This position will assist in the execution of real estate administration, transaction management, strategic planning and project management.

Basic Qualifications

  • Responsible for executing real estate strategy and solutions that are aligned with meeting Divisional/Corporate goals while effectively managing the entire corporate real estate portfolio.
  • Validate space and locational requirements and drive alignment around scope, project objectives, budget, and resource requirements to ensure delivery of expected benefits to the business units.
  • Compare real estate alternatives from a qualitative, financial, timing and risk perspective.
  • Engage in detailed, hands-on negotiation of real estate transactions through direct contact with principals and the application of a broad knowledge of real estate principles and negotiation techniques.
  • Prepare and present high level presentations and analysis summaries to senior executives.
  • Working with in-house counsel and outside legal counsel, as needed, in preparing all documentation relating to any transaction, including RFP’s Offer Letter’s Letters of Intent, Lease Agreements, Amendments, Agency Agreements, Estopple Certificates,  Subordination Non-Disturbance Agreements, etc.
  • Responsible for preparing and processing Lease Approval Requests which include detailed Excel format transaction models of lease obligations and coordination with finance departments and Divisional/Corporate approval.
  • Identify and assess potential real estate strategies and opportunities that add value and/or maximize real estate asset utilization including user space sharing, disposition through subletting and asset sales
  • Monitor escalation costs associated with operating expense statements, CAM statements, service charge statements (UK) real estate taxes, and business rates (UK). Analyze annual operating reports, CAM, real estate tax and insurance billings against leases for allowable charges and reconcile for accuracy. Perform escalation statement analysis, desktop audits and when necessary engage third party consultants to conduct lease expense audits/review and tax grievance/business rate proceedings.
  • Manage day-to-day facility and lease administration issues, such as consent for alterations, landlord services.
  • Develop and maintain strong alliances with internal business partners (CFOs, Finance, Divisional and Business Unit Heads).
  • Develop and maintain strategic alliances with external business partners, including architects, projects managers, consultants, landlords, property managers, brokers, and corporate real estate executives.   
  • Manage critical date reporting in order to manage the timely performance of all actons required for the professional management of the Global Portfolio.

Additional Qualifications

  • Bachelor's degree required in Accounting, Business, Finance or Real Estate.
  • Ten (10) years or more demonstrated experience managing domestic and international transactions.
  • Ability to travel domestically and internationally as required with an initial estimate of 10% travel time.
  • Ability to negotiate complex lease provisions both domestically and internationally.
  • Ability to manage a heavy workload while executing multiple initiatives in a fast-paced environment.
  • Strategic thinking with superior planning, analytical and organizational skills and a high attention to detail and deadlines.
  • Excellent written and verbal communication skills.
  • Candidate must be self-aware with strong interpersonal and collaborative skills including fostering a team environment with both local and remote team members.
  • Proficient in Microsoft Office with heavy usage of Excel, Word and PowerPoint.  Real Estate Management software skills a must.
