  • Overview and Responsibilities

    The Director of Real Estate is responsible for the delivery of all aspects of corporate real estate for Viacom Inc. and its worldwide subsidiaries including delivery of value back to the business units and to Viacom as a whole via strategic oversight and management of the global portfolio of real estate assets. This position will assist in the execution of real estate administration, transaction management, strategic planning and project management. This position reports to the VP, Real Estate.

    • Responsible for executing corporate real estate strategy and solutions that are aligned with meeting Divisional/Corporate goals while effectively managing the entire corporate real estate portfolio.
    • Validate office space and locational requirements and drive alignment around scope, project objectives, budget, and resource requirements to ensure delivery of expected benefits to the business units.
    • Engage in detailed, hands-on negotiation of corporate real estate transactions.
    • Experience with interviewing and hiring real estate brokers.
    • Prepare and present high level presentations and analysis summaries to senior executives.
    • Strong experience in preparing all documentation relating to  RFP’s, Offer Letter’s, Letters of Intent, Lease Agreements, Amendments, Agency Agreements, Estopple Certificates,  Subordination Non-Disturbance Agreements and Inspections.
    • Responsible for preparing and processing Lease Approval.
    • Experience with monitoring construction of tenant improvements.
    • Identify and assess potential corporate real estate strategies and opportunities that add value and/or maximize real estate asset utilization including user space sharing, disposition through subletting and asset sales
    • Manage day-to-day facility and lease administration issues, such as consent for alterations, landlord services.
    • Develop and maintain strong alliances with internal business partners (CFOs, Finance, Divisional and Business Unit Heads).
    • Develop and maintain strategic alliances with external business partners, including architects, projects managers, consultants, landlords, property managers, brokers, and corporate real estate executives.   

    Basic Qualifications

    • Bachelor's degree in Accounting, Business, Finance or Real Estate.
    • Eight years or more of corporate real estate experience with demonstrated experience managing domestic transactions. 

    Additional Qualifications

    • Ability to travel domestically and internationally as required with an initial estimate of 10% travel time.
    • Ability to negotiate complex lease provisions both domestically.
    • Ability to manage a heavy workload while executing multiple initiatives in a fast-paced environment.
    • Strategic thinking with superior planning, analytical and organizational skills and a high attention to detail and deadlines.
    • Excellent written and verbal communication skills.
    • Candidate must be self-aware with strong interpersonal and collaborative skills including fostering a team environment with both local and remote team members.
    • Proficient in Microsoft Office with heavy usage of Excel, Word and PowerPoint.  Real Estate Management software skills a must.  
    • Intenational experience a plus.
